Why should I buy on Hudayriyat Island?

Hudayriyat Island is the most interesting early-cycle masterplan in Abu Dhabi. Five minutes from the CBD by bridge, 51 million sqm in scale (equivalent to 53.8% of Abu Dhabi Island), and positioned as a wellness, sports and nature retreat rather than a replication of Saadiyat's cultural luxury.

The developer

Modon Properties is government-linked and effectively the master developer for Hudayriyat — the Abu Dhabi equivalent of Nakheel's role on the Palm. Delivery certainty is high. Three day-one sellouts in 12 months (Bashayer for AED 3bn in December 2025, Muheira on Reem for AED 1bn in May 2025, and earlier Hudayriyat phases) confirm the demand/supply imbalance.
