Are there new projects on Palm Jumeirah? A short list, and why supply is structurally tight

The short answer is yes — but very few. Palm Jumeirah was declared structurally complete by Nakheel more than a decade ago. There is no new reclamation, no new fronds, no new crescent. Every "new" launch is either a redevelopment of an originally undeveloped plot, a hotel-to-residential conversion, or a final infill site.

That scarcity is the entire investment thesis.

The current new-launch set

  • Como Residences (Nakheel, Q2 2028) — 76 sky residences from AED 20M+ in a sculpted seashell tower. AED 1.8 billion construction contract awarded September 2024.
  • AVA at Palm Jumeirah (Omniyat, 2026) — 17 units total: 16 simplex residences and a single 33,000 sqft Sky Palace. From roughly AED 35M; allocations done off-market.
  • ORLA, Dorchester Collection (Omniyat, 2026) — 93 residences plus super-penthouses and a stand-alone mansion. Designed by Foster + Partners; from AED 21.5M.
  • Six Senses Residences The Palm (Select Group) — completed December 2024 on The Crescent. 162 units across nine floors; from AED 9.35M on the resale market.
  • One Crescent (AHS Properties) — Crescent-tip ultra-prime, AED 100M+ price band.
  • Passo by Beyond (Beyond) — limited-edition 1–6BR residences and beachfront mansions from 876 to 11,970 sqft; 60/40 plan.
  • Vitalia (Pinnacle AKS, Q2 2026) — launched July 2024 from AED 9.1M. A common misconception is that Vitalia is by Beyond or Omniyat; it is actually developed by Pinnacle AKS Real Estate Development.

What this means for buyers

Combined, the entire pipeline above adds only a few hundred premium units to a Palm market that already absorbs everything that comes onto secondary at speed. The signature villas on Fronds G, H, M and N change hands at AED 50M–200M+ with practically zero discount. A AED 161M villa sale recorded by Dubai Sotheby's in September 2025 set the latest comparable.
