Still the benchmark. A private island, a Meraas masterplan, a genuinely operating Bulgari Hotel and Yacht Club, and a finite number of apartments and mansions. Resale prices have set repeated records and the address has matured into Dubai's clearest equivalent to Monaco's Carre d'Or.
2. Four Seasons Private Residences, Jumeirah, Dubai
The original Four Seasons Resort Dubai at Jumeirah Beach now anchors a branded residence offering with direct beach frontage and full hotel service. Tightly held, very stable on resale and a default choice for ultra prime end users.
3. Aman Residences, Al Wasl, Dubai
Aman's first branded residence in Dubai. Deliberately quiet, deeply private, designed by Kerry Hill Architects and operated to Aman service standards. For the buyer who actively avoids the noisier branded towers, this is the answer.
4. Six Senses Residences, The Palm, Dubai
Wellness led, low rise, and on a uniquely positioned crescent location of Palm Jumeirah. The wellness club and longevity offering give it a clear point of difference and a buyer pool that skews ultra long term hold.
5. Mandarin Oriental Residences, Downtown Dubai
Set within the Downtown skyline with full Mandarin Oriental service from the existing Jumeirah Beach hotel. Strong rental performance, blue chip brand and excellent finishes from the developer.
6. Bulgari Lighthouse, Jumeirah Bay Island, Dubai
The new sister to the original Bulgari Residences. Sky mansions, half floor and full floor units, and arguably the most expensive branded launch in the country's history. Aimed squarely at trophy buyers and very likely to repeat the resale story of the original.
7. One and Only Private Homes, Royal Mirage, Dubai
A small, private collection of villas and homes within the One and Only Royal Mirage. Old guard service, mature gardens, a beach that has been operating for over twenty years. The opposite of a new tower launch, and that is the point.
8. Armani Residences, Burj Khalifa, Dubai
The original branded residence in the country, still trading well and still globally recognisable. The address itself is the rest of the story.
9. Nobu Residences, Saadiyat Island, Abu Dhabi
The most credible branded residence launch in the capital. Saadiyat beach frontage, a strong food and beverage anchor and the first real test of how deep the Abu Dhabi branded residence buyer pool runs.
10. Edition Residences and Rosewood Residences, Dubai and Abu Dhabi pipeline
Worth grouping. Both brands have credible pipelines coming through that hit the same super luxury bar. Worth tracking early for pre launch allocations.
How to actually invest in this segment
- Buy direct frontage. The view is the asset.
- Buy the brand at the hotel. A residence sitting on top of an operating hotel of the same brand is structurally better than a residence with a brand badge and no hotel.
- Buy scarcity. Half floor and full floor units, penthouses, mansions and sky villas hold value better than mid floor one bedrooms in the same building.
- Buy for a 10 year hold minimum. The premium expresses itself over time, not in the first resale.
