Hudayriyat Island vs Cedarwood Cove: which Abu Dhabi waterfront masterplan suits you?

Modon's Hudayriyat Island and Aldar's Cedarwood Cove on Fahid Island are two of the most-asked-about new addresses in Abu Dhabi. They are not competing for the same buyer.

Hudayriyat Island (Modon)

A 32 sq km island west of the Corniche that has gone from athletics campus to one of the GCC's most ambitious residential masterplans in under three years. Bashayer sold 157 villas and 330 apartments in a single day in December 2025 for AED 3 billion. Al Naseem Villas (4–6BR from AED 7.8M, 10% down, Q4 2026 handover) and Nawayef sit at the ultra-prime end. Active-lifestyle anchors include 36 km of cycle tracks, Circuit X, Bedouin Oasis spa and the Hudayriyat Beach Club.

The pitch: low-density, wellness-led, fully integrated active-lifestyle island, 15 minutes from the city. Day-one sellouts have become the norm.

Cedarwood Cove (Aldar, Fahid Island)

Part of the AED 40 billion Fahid Island masterplan announced in June 2025 — a new island between Yas and Saadiyat with around 6 km of beachfront. Cedarwood Cove is one of its first residential releases, oriented around a central park, mangrove canals and walk-to-beach access. Aldar's positioning is next-generation Saadiyat at a more accessible entry point, with full integration into the cultural-district ecosystem.

How to choose

  • Pick Hudayriyat if you want a low-density, sport-and-wellness-led island closer to the city, are comfortable with day-one launch dynamics, and your reference set is The Lakes or Emirates Hills in Dubai.
  • Pick Cedarwood Cove / Fahid if you want Saadiyat-adjacent beachfront living, cultural-district proximity (Louvre, Guggenheim, Zayed National Museum) and a slightly more accessible price entry on Aldar product.
