What can $1 million get you in Abu Dhabi?

One million US dollars is around AED 3.67 million at the pegged rate. In Abu Dhabi, that's a properly liveable family home or a high-yield investment apartment in the best parts of the emirate. Here is what it actually buys.

Yas Island — 2BR apartment, ~1,200–1,400 sqft

Canal or pool view in Yas Riva or comparable product, AED 2,500–3,000/sqft. F1 Grand Prix, Yas Mall, Ferrari World on the doorstep. Strong short-stay and long-let demand.

Reem Island — 2 to 3BR apartment, ~1,200–1,600 sqft

Reem is the established Abu Dhabi market with the deepest secondary liquidity. Yields of 6–8%, sometimes pushing 8%+ for smaller units. ADGM workers form a stable rental base.

Saadiyat Grove — 1BR apartment, ~1,200–1,400 sqft

Cultural-district address adjacent to the Louvre, Guggenheim (late 2026) and Zayed National Museum. Saadiyat villas appreciated 28% YoY in H1 2025; apartments are the entry route into the same growth thesis.

Khalifa City / Al Reef — 3 to 4BR townhouse or villa, ~2,000–2,800 sqft

Suburban living for families. Al Reef villas have produced ROIs around 8.6%. Strong school catchment, good road access to central Abu Dhabi.

Al Raha Beach — 2 to 3BR apartment, ~1,500–2,000 sqft

Beach-side mid-tier luxury. Resort-style living without the Saadiyat premium.

What the same money does in prime Dubai

  • Dubai Marina / JBR: 1BR apartment, ~600–750 sqft (AED 4,500–6,000/sqft).
  • Downtown: 1–2BR, ~700–900 sqft.
  • Business Bay: 1–2BR, ~750–1,000 sqft.
  • Dubai Creek Harbour: 3BR, ~1,600 sqft at ~AED 2,306/sqft — better value zone.
  • JVC / Dubai South: 2–3BR townhouse, ~1,800–2,200 sqft.

The headline: prime Dubai gives you 40–50% less sqft for the same capital. And Dubai adds 4% DLD vs Abu Dhabi's 2%, which on a AED 3.67M deal is an extra ~AED 73,000.

At AED 2M+ in completed freehold (off-plan qualifies if 50% paid), the buyer becomes eligible for the 10-year UAE Golden Visa. A $1M purchase in either emirate clears that bar comfortably.
