- teamLab Phenomena Abu Dhabi — opened 18 April 2025 on Saadiyat Cultural District. 17,000 sqm; the largest permanent teamLab installation worldwide. Operated by Miral.
- Natural History Museum Abu Dhabi — opened 22 November 2025. T-Rex fossils, touchable moon rock, a 13.8 billion-year timeline. One of the largest natural history institutions globally.
- Zayed National Museum — opened 2 December 2025. Designed by Foster + Partners with five falcon-wing towers. Inaugurated by the UAE President.
Coming
- Guggenheim Abu Dhabi — opens late 2026. Designed by Frank Gehry. Will be the largest Guggenheim worldwide. Project director confirmed the timeline in February 2026.
- Disneyland Abu Dhabi — announced 7 May 2025 by The Walt Disney Company and Miral. Disney's 7th theme park destination globally, on Yas Island. "Distinctly Emirati" waterfront resort. Disney's CEO has indicated it could open within roughly five years.
- Abu Dhabi Sphere — confirmed on track in May 2026 (Khaleej Times).
Why this matters for real estate
The sequential opening of four major cultural institutions inside 8 months in 2025 validates Saadiyat's cultural-district premium. Knight Frank tracked Saadiyat villas +28% YoY in H1 2025 — the strongest sub-market in the emirate. Pricing in the Cultural District has begun to re-rate ahead of the Guggenheim opening, with one analyst tracking a 30% pre-opening surge.
Disneyland is the Yas Island catalyst — likely to do for Yas what the Wynn announcement did for Al Marjan Island in RAK, where off-plan prices grew roughly 40% since 2023. Aldar's Gardenia Bay on Yas sold out from AED 1M; Yas Riva is currently the most-watched yield play tied to the broader Yas leisure thesis.
