Ras Al Khaimah delivered 1.35 million overnight visitors in 2025 — a record. By spring 2026 hotel occupancy remained elevated, a private jet terminal was under construction at RAK International Airport, and a USD 5.1 billion resort was visibly climbing out of Al Marjan Island. This is a destination in the middle of a structural transformation.
Jebel Jais
At 1,934 metres above sea level, Jebel Jais is the UAE's highest point. The plateau is typically 10–15 °C cooler than coastal RAK, making outdoor activity viable well into the warmer months.
Jais Flight is the world's longest zipline at 2.83 km, running from a launch platform near the summit at speeds above 120 km/h. Tickets from AED 325. The summit viewing deck delivers unobstructed views into Oman.
Bear Grylls Explorers Camp occupies the mountain's lower slopes — the world's first Bear Grylls-branded outdoor experience, with survival skills courses, abseiling and multi-night stays in mountain cabins. A via ferrata route extends the technical challenge.
Al Marjan Island
Four reclaimed islands extending four kilometres into the Gulf, with a beach promenade running the full western shoreline. Cove Beach Ras Al Khaimah is the island's most curated leisure option in 2026 ahead of the full hospitality supply arriving with Wynn.
Wynn Al Marjan Island
The most consequential single development in the UAE's current pipeline. The USD 5.1 billion integrated resort at the southern tip of Al Marjan Island is on track for a Q1 2027 opening, with around 1,500 hotel rooms, multiple fine-dining concepts, a luxury spa, entertainment venues and a beach club — alongside the UAE's first legally licensed gaming floor. Al Marjan Island freehold values have already moved materially in anticipation.
Dhayah Fort
The only surviving hilltop fort in the UAE, dating to the early 19th century. The climb from the car park takes around twenty minutes, is free, and delivers a 360-degree panorama across palm-lined valleys, the Hajar foothills and the Gulf coastline. Among the most undervisited heritage sites in the country.
Al Hamra Marina and golf
Al Hamra Marina offers one of the Gulf's most accessible private-berth facilities, with a yacht club, waterfront promenade and an adjacent championship course at Al Hamra Golf Club. Tower Links Golf Club nearby delivers a second high-quality layout. The Al Hamra waterfront's restaurant and retail precinct is a genuinely pleasant evening destination October–April.
Suwaidi Pearls and Saqr Park
Suwaidi Pearls in Al Rams runs guided tours through the only functioning pearl farm in the UAE — a half-day experience that connects directly to the emirate's pre-oil economic heritage. Saqr Park in central RAK is the largest park in the northern emirates, with mature shaded gardens and a small zoo.
The tourism growth case
RAK's Tourism Development Authority is targeting 3.5 million visitors annually by 2030 — more than double the 2025 record. Incoming branded hotels include a Four Seasons and a Nobu. For property buyers, freehold zones on Al Marjan Island and in Al Hamra Village are accessible to non-UAE nationals and entry price points relative to Dubai remain notable. The question is less whether RAK represents an opportunity and more how much of the re-rating cycle has already occurred.
