Which projects are best to consider in Dubai right now?

Dubai has more inventory in market than at any point in its history. That makes selection harder, not easier. The projects below are the ones our advisory desk currently shortlists for serious buyers.

Off-plan ultra-prime

  • Como Residences, Palm Jumeirah (Nakheel, from AED 20M, Q2 2028) — 76 sky residences in a sculpted seashell tower; AED 1.8 billion construction contract awarded September 2024.
  • AVA at Palm Jumeirah (Omniyat, 2026) — 17 units total including a 33,000 sqft Sky Palace; the most exclusive Palm launch this cycle.
  • ORLA, Dorchester Collection (Omniyat, 2026) — 93 residences designed by Foster + Partners; from AED 21.5M.
  • Casa Canal, Dubai Canal (AHS Properties, FENDI Casa interiors, Q1 2026) — 67 canal-facing units from AED 22.5M, 60/40 plan.
  • One Crescent, Palm Jumeirah (AHS Properties) — limited-edition crescent-tip residences at AED 100M+.

Off-plan with growth runway

  • Palm Jebel Ali villas (Nakheel, from AED 18M, Q4 2027) — twice the land area of Palm Jumeirah, 110km of coastline, 80+ planned hotels and resorts; Phase 1 frond villas have already appreciated meaningfully on secondary market.
  • Bay Grove Residences, Dubai Islands (Nakheel, from AED 2M, Q1 2029) — early-cycle entry into a Nakheel masterplan.
  • The Oasis, Dubailand (Emaar, from AED 8M) — lagoon-centric villa community; classic Emaar 80/20 plan.
  • The Acres, Dubailand (Meraas, from AED 15M, Q1 2028) — stand-alone villas with private pools.
  • Grand Polo Club & Resort, DIP 2 (Emaar, launched April 2025) — Emaar's polo-anchored masterplan; ultra-premium lifestyle positioning.

Ready inventory worth chasing

  • Six Senses Residences The Palm (Select Group, completed December 2024) — branded service, beach access, scarce on the secondary market.
  • District One Mansions, MBR City — lagoon-frontage 7BR+ mansions, increasingly liquid in the AED 30M–80M band.
  • Bulgari Lighthouse, Jumeirah Bay — sold out at launch from AED 99M; secondary activity from 2027 handover onwards.

Branded residences worth a look

  • Bugatti Residences, Business Bay (Binghatti, AED 19M–550M+) — the Sky Mansion penthouses set the price ceiling for branded Dubai product.
  • Mercedes-Benz Places, Downtown (Binghatti, from AED 10.3M, Q4 2026) — gross yield around 5.5% in Downtown.

The decision frame

For capital preservation, ready inventory in genuinely scarce communities (Palm villas, Emirates Hills, Bulgari) outperforms speculative off-plan. For growth, Palm Jebel Ali and Fahid Island in Abu Dhabi are the two early-cycle plays we currently watch most closely.
