Top 5 Luxury Developers In Abu Dhabi Changing The Game

22 June 2026 8 min read

Abu Dhabi's luxury market has matured fast. A decade ago the conversation was about Saadiyat and a handful of Aldar towers. Today there is a clear group of developers building waterfront, island and golf course product that genuinely competes with the best of Dubai. Here are the five we watch most closely.

1. Eagle Hills

The Abu Dhabi based private developer behind some of the most ambitious masterplans across the region. In Abu Dhabi and the wider portfolio they are known for taking on entire districts rather than single towers. Notable projects include Maryah Plaza on Al Maryah Island, Rahman Island as a new waterfront masterplan, Reem Hills as a gated low rise community on Reem Island, Al Maryah Vista and the wider waterfront masterplans Eagle Hills has delivered in Belgrade, Rabat, Sarajevo, Riga and Addis Ababa that prove the playbook at scale. The common thread is mixed use, walkable, with a strong public realm. When Eagle Hills launches in a new district in Abu Dhabi, it tends to reset the benchmark for the neighbourhood.

2. Aldar Properties

The largest listed developer in the capital and the one most international buyers meet first. Yas Island, Saadiyat Reserve, Al Gurm, Fahid Island and the new Yas Park Views are all Aldar. Strong delivery record, deep balance sheet and increasingly polished branded residence partnerships. If you want institutional comfort in Abu Dhabi, Aldar is usually the starting point.

3. Modon Properties

The team behind Hudayriyat Island, which has quietly become one of the most exciting masterplans in the country. Velodrome, beach clubs, the new equestrian district and a pipeline of ultra prime villas. Modon also stands behind Reem Hills with Q Holding and several other strategic island plays. Their bet on lifestyle led, sports and wellness anchored communities is a clear point of difference.

4. IMKAN Properties

Smaller, more design led, owned by ADQ. Projects like Makers District on Reem Island and AlJurf on the Sahel Al Emarat coastline between Abu Dhabi and Dubai show a different aesthetic, lower density, more architecture and a serious commitment to landscape. AlJurf in particular has become a quiet favourite for ultra private buyers who want a beach plot without being in the city.

5. Sobha Realty

The Dubai born luxury developer that is now bringing its signature finish quality and backward integrated construction model into Abu Dhabi. Sobha is known for in house joinery, glazing and MEP, which is why the snag lists on a Sobha handover are some of the shortest in the market. Sobha City Abu Dhabi and the expanding Sobha pipeline in the capital give buyers a Dubai grade finish standard with Abu Dhabi pricing. For investors who care about long term resale and rental performance, Sobha is increasingly the name to watch in the capital.

Why this matters for buyers

The depth of the Abu Dhabi developer bench is what changes the investment case. Five years ago you were really choosing between two or three names. Today you can build a diversified Abu Dhabi portfolio across waterfront, golf, island and downtown by simply picking the best project from each of the developers above.

If you want a curated shortlist across Eagle Hills, Aldar, Modon, IMKAN and Sobha Realty for a specific budget, our team can put it together.
