Dubai Islands — Nakheel's renamed and re-masterplanned successor to Deira Islands — comprises five islands with around 20 km of beachfront, 60+ resorts planned and a connection to Deira via existing road and a new metro extension under planning. Through 2025 the project moved from infrastructure to vertical construction at scale.

  • Connectivity: The islands are minutes from Deira and the historic Dubai Creek, but further from DIFC and Downtown than the Marina/JBR axis. Travel time will improve materially with the planned Metro extension.
  • Beachfront: 20 km of beach is the strongest physical selling point — directly comparable to Saadiyat in scale terms.
  • Re-rate cycle: Launch pricing in 2023–2024 has materially re-rated by 2026. Selectivity matters now.
