Abu Dhabi's developer landscape is far more concentrated than Dubai's. Six names handle the vast majority of credible new supply, and most are either government-linked or large public companies — a meaningful risk advantage for off-plan buyers.
Aldar Properties
Aldar is the emirate's largest listed developer and effectively the master developer for Yas, Saadiyat and now Fahid Island. Roughly 8,000 units are slated for delivery in 2026 alone.
Flagship 2025–2026 launches include Saadiyat Grove (from AED 905K, 10/30/60 plan), Nobu Residences Saadiyat (AED 3.6M–7.6M, sold out, 10/60/30), Saadiyat Lagoons villas (AED 7.6M+, sold out), Faya Al Saadiyat ultra-luxury villas from AED 96M, and the new Fahid Island masterplan — a AED 40 billion island between Yas and Saadiyat announced in June 2025. Baccarat Residences Saadiyat, designed by Sou Fujimoto, launched in February 2026 with views over the Guggenheim and Louvre.
Modon Properties
Government-linked Modon is the master developer of Hudayriyat Island. Bashayer — 157 villas and 330 apartments — sold out in a single day in December 2025 for AED 3 billion. Al Naseem Villas (4–6BR from AED 7.8M, 10% down, Q4 2026 handover) and the elevated Nawayef villas anchor the ultra-prime end. On Reem Island, Modon's Muheira tower sold out on launch day in May 2025 for AED 1 billion, with units from AED 1.2M.
IMKAN Properties
Architect-driven and place-making. Nudra on Saadiyat is a 37-villa shell-and-core community; buyers commission their own interiors. Pixel in the Makers District on Reem Island starts from AED 754K and targets the creative/co-working demographic. Naseem AlJurf (111 villas + 60 townhouses) broke ground in May 2025.
Bloom Holding
The accessible end of the spectrum. Bloom Living in Zayed City delivers Mediterranean-style townhouses and villas across 4,500+ units from AED 612K, typically on 30/70 or 40/60 plans.
Reportage Properties
Volume strategy. SENSI on Saadiyat, Marlin on Al Reem, Diva at the Bay on Yas, and Baia by Reportage at Al Raha Beach (from AED 3.9M). Several Reportage projects offer the unusual 20/80 plan with the bulk paid post-handover.
Q Holding
Reem Hills — a 1.8 million sqm gated community on a man-made hill on Reem Island, villas from AED 2.6M, sold out, delivery Q2 2026. Aman by Q Properties offers apartments from AED 850K on a 40/60 plan.
What buyers should focus on
Day-one sellouts at Bashayer, Muheira, Reem Hills, Gardenia Bay, Nobu Residences and Saadiyat Lagoons are not marketing theatre — they reflect a genuine supply/demand imbalance versus Dubai. For private clients, that means treating launch days as the only real entry point on the best Aldar and Modon product, and being ready to commit within hours.
